UK credit reference agencies – Experian, Equifax and TransUnion UK – hold no data from the US. If you arrived in the UK in the last one to three years, your UK credit file is thin, possibly empty. When your UK credit file is thin, specialist expat mortgage lenders build a picture from other sources. Here’s what they assess – and what you need to have ready.
1. UK Bank Account Activity
You need an active UK current account showing six months minimum of statements – ideally twelve. Lenders want to see regular salary credits, consistent outgoings, and no warning signs such as returned direct debits or persistent overdraft use. The bank statement fills the gap your credit file can’t.
2. Electoral Roll Registration
Get on the electoral roll at your UK address immediately if you haven’t already. It’s one of the fastest ways to get your name on the UK credit system. Lenders check it. Not being registered doesn’t rule you out, though being registered genuinely helps.
3. Your US Credit Report as Supporting Evidence
Some specialist lenders will accept a US credit report from Experian, Equifax or TransUnion as supplementary evidence. It won’t score on your UK file, but a clean ten-year US credit history tells an underwriter something meaningful about how you manage money. It can shift a borderline decision.
4. Your Day Job and Pay
A UK employment contract with a PAYE salary is the cleanest picture for a lender. If you’re paid in USD into a US account, lenders will apply a currency haircut – typically 10-20% – to your gross income when working out affordability.

5. Deposit Size
A 25% deposit is the practical minimum for most US expats with thin UK credit. It reduces the lender’s risk enough to open up the specialist market. Some lenders will consider 20% on a strong application, but 25% gives you meaningfully more options and better rates.

How to Build UK Credit Before You Apply
If you’re not ready to apply yet, six to twelve months of deliberate activity makes a significant difference to what lenders will offer.
Open a UK current account and use it actively. This is the foundation. Salary in, bills out, consistent behaviour. Most lenders want to see at least six months of statements. Twelve is better.
Get a low-limit UK credit card and use it every month for ordinary spending – petrol, groceries, subscriptions. Pay it in full every month without exception. Within six months you’ll have a visible payment track record on your UK file.
Register on the electoral roll. Do this now. It takes minutes at gov.uk and is one of the quickest ways to appear on the UK credit system.
Avoid unnecessary credit applications. Every hard search leaves a mark. Don’t apply for car finance, store cards or new credit products while you’re preparing for a mortgage application. Each application chips away at what lenders see.
Check your UK credit file. Use Checkmyfile or ClearScore. Look for errors – wrong addresses, linked accounts from old flatmates, settled debts still showing as outstanding. International names and previous addresses abroad occasionally cause data issues. Fix anything inaccurate before approaching any lenders. What If You Have Adverse Credit From a Previous UK Stay?
If you’ve lived in the UK before and had financial difficulties, those records will still be on your file. Defaults, CCJs and missed payments stay on a UK credit file for six years from the date they were registered.
