Frequently Asked Questions
You’ll find answers below to the questions that we are asked most often, but if there is a query that we haven’t addressed please do get in touch. We would be more than happy to talk through any aspect of our service with you.
What are the benefits of working with you instead of going direct to a lender?
Due to the specialist nature of applying for a mortgage as an expat, many lenders will not be able to provide you with a mortgage, as their lending criteria would deem you to be a higher risk. Expat Mortgages UK has been formed specifically to help applicants in your situation to buy property in the UK and we use our knowledge and experience in this specialist niche to find you the best expat mortgage deals available on the market.
Do you charge fees?
At Expat Mortgages UK, we offer free advice to anyone considering applying for an expat mortgage to help understand the options available to them. Only when you are happy with the options presented to you and wish for us to go ahead with your mortgage application, we do apply a competitive fee, to cover the costs of being able to deliver a market leading level of customer service to our clients.
How do I know that I’m getting the best deal?
We are a whole-of-market broker that has access to exclusive deals that many other brokers are unable to get. We have been developing solid partnerships with our network of expat mortgage lenders to leverage the best deals and pass them onto our clients. We will work with you to assess your specific circumstances and requirements then identify the most suitable deal in terms of your long-term financial costs and your affordability.
Am I able to speak directly with an expat Mortgage Advisor?
When you choose to work with Expat Mortgages UK, you will be provided with your own dedicated in-house team made up of a Mortgage Advisor and also a Case Manager who are qualified to the highest industry accreditation. They will be available to you throughout the whole process, to answer any questions and advise you on key information such as which documentation is required by a lender. You will also be able to access our online portal, which your Case Manager will be regularly updating to keep you fully informed of the progress of your application once it has been submitted to the chosen lender
What information will you need from me?
This varies depending on the specific lender that’s been selected and does vary depending on your circumstances. Once we have helped to identify the most suitable lender for your circumstances, we will be able to immediately advise you of what their requirements are in terms of information needed from you. This means we can get started on your application straight away, rather than waiting for the lender to advise which documentation they will require, which can hold the process up.
How long does it take to a get an expat mortgage offer?
The length of time it takes to get an expat mortgage offer depends on a number of factors, including how busy the lender is at the time and how quickly you can provide the required information. By working with Expat Mortgages UK, we will already know everything you need to provide, so the process is much quicker than if you needed to wait for a request from the lender. We are often able to get an offer back to the applicant on the same day we contact the lender.
How long does the expat mortgage process take?
Mortgage applications involve multiple parties and many legal processes, financial checks and other important steps required to be worked through. A typical mortgage will be processed in around 6 weeks but this will depend largely on the specific circumstances of the applicant and the property involved.
Can you still help me if I’ve already been declined by some other lenders?
Yes, absolutely, due to our unique position in the market and long-established network of lenders, we can find options for you even when other lenders have declined your application.
I don’t have a UK credit history, can you still help me?
Yes, although a large number of lenders will not even consider lending to an applicant that does not have a UK credit history, our extensive knowledge of the expat mortgage lending market means we have access to several specialist lenders that will still provide loans without UK credit history.
My salary is not in GBP, can you still help me?
Yes, the great thing about specialist expat mortgages is that they are designed for people living and working overseas and receiving their income in non GBP currency.
Do I need to return to the UK to complete paperwork?
Fortunately, thanks to modern technology, you can complete the whole application process from overseas, using a secure email system and digital signatures.
I am a first time buyer, can I still get an expat mortgage?
Yes, even if you have not got onto the property ladder yet, there will be some available options to help you to buy your first property in the UK either as an expat &/or overseas investor.
